The federal index

The Federal Housing Finance Agency’s house price index for the Port St. Lucie metro area, which covers St. Lucie and Martin counties, stood at 471.48 in the second quarter of 2026, down 0.6% from a year earlier and just under its high of 475.27 in the fourth quarter of 2024. The FHFA index counts only homes with mortgages backed by Fannie Mae or Freddie Mac, so it leaves out many cash and condo sales, one reason it can differ from Zillow’s.

Why the market is where it is

Port St. Lucie has grown fast. The city says more than 60,000 new residents have moved in since 2020, and new subdivisions west of Interstate 95 keep adding supply. Buying new construction? The city’s taxes page warns the first tax bill may reflect only the land, with a bigger bill once the house is assessed. See our population and growth guide.
